PCSing to Wright-Patterson Air Force Base creates a lot of decisions very quickly. Where should you live? Should you buy or rent? Which school districts should you consider? Can you use a VA loan and still compete for the right house? And what if you need to buy before you ever arrive in Dayton?
The Mark Ryan Group helps buyers and sellers throughout Greater Dayton, including military families relocating to and from Wright-Patterson AFB. Our goal is not simply to help you find a house. It is to help you make a real-estate decision that works for this assignment while still giving you good options when the next PCS comes.
Free Wright-Patterson AFB PCS Relocation Guide
We created a practical 17-page guide for buyers and sellers dealing with a Wright-Patt move. It goes beyond a list of towns and gives you the questions, comparisons and tools our team wants clients thinking about before they choose a home.
- Greater Dayton and WPAFB orientation maps
- Community and school-district search guidance
- Buying versus renting
- VA financing and competitive offers
- Virtual home buying
- Inspection and contract-to-close guidance
- Planning for a future PCS
- MRG PCS Home Search Plan
- MRG Property Scorecard
Start With the Plan - Not the House
It is easy to start scrolling through homes the moment PCS orders arrive. We would rather first understand what the property actually needs to do for you.
- Where on or around Wright-Patt you expect to work
- Your report date and realistic home-buying window
- The school districts you want included in your search
- Your comfortable payment and financing plan
- The kind of house and community you prefer
- Whether some or all of the purchase may need to happen virtually
- How long you may own the property
- Whether future resale or rental use should influence what you buy today
Once we understand those answers, we can usually narrow the market quickly without unnecessarily eliminating areas that could work very well.
Where Should You Live Near Wright-Patterson AFB?
There is no single town that makes sense for every Wright-Patt buyer, but the areas are not all the same either. Different communities offer different housing, school-district options, price points, access and overall feel.
One thing that surprises many people moving from larger metro areas is that Greater Dayton is generally very manageable to drive. As a rough local planning rule, a mile often feels close to about a minute when much of the trip has good highway access. That is not exact, but it gives newcomers a much better sense of scale than simply looking at the map.
Wright-Patterson itself is large, so the exact area where you work and the gate you normally use can still matter. We just do not think commute should automatically become the only factor in choosing your home.
Beavercreek
One of the most obvious places to begin because of its proximity to WPAFB. Buyers can find established neighborhoods, condos, newer homes and higher-priced properties across a wide range of housing styles.
Fairborn
Immediately adjacent to Wright-Patt and often especially attractive to buyers who place a high priority on being very close to the installation.
Centerville / Washington Township
South of Dayton with established neighborhoods, condos, newer communities, shopping, services and a broad range of housing. Many buyers focus more on the school district than the municipality shown in the address.
Bellbrook / Sugarcreek Township
Southeast of Dayton with established neighborhoods, newer construction and some properties offering more space or a more rural feel.
Kettering
Centrally located with a large supply of established housing and convenient access to many parts of the Dayton area.
Springboro
Farther south, with many newer subdivisions and larger-home options. Some Wright-Patt buyers prefer the housing or community enough that the additional drive is not a major concern.
Huber Heights / Riverside
Additional options north and west of the base that can work very well depending on budget, housing preferences, work location and highway access.
And There Are Plenty of Others
Oakwood, Dayton, Xenia, Miamisburg, Vandalia, Englewood, Clayton and other Greater Dayton communities may also deserve consideration. Tell us what you want from the house and community and we can help identify which areas belong in the search.
Search by School District - Not Just the City Name
This is one of the easiest mistakes for an out-of-area buyer to make.
Municipal boundaries, township boundaries, mailing addresses and school-district boundaries do not always match. A home in Centerville City Schools, for example, may appear with a Centerville, Dayton or Washington Township address or location designation depending on the listing or data source.
If Centerville Schools are what you want, simply searching for homes with "Centerville" in the city field can cause you to miss properties you should have seen.
Tell us the school districts you want and we will build the property search around those districts rather than relying only on a mailing-city label.
School districts also differ in measurable ways, including academic performance, programs, facilities, taxes, boundaries and housing demand. We can help you compare those factors and discuss what we see buyers prioritize in the local market. Ohio's official School Report Cards are another useful source when comparing districts.
On-Base Housing or Off-Base?
Wright-Patterson offers temporary lodging, unaccompanied housing, privatized family housing and assistance through its Military Housing Office. Availability and eligibility can change, so current base-housing information should come directly from Wright-Patterson.
Wright-Patterson AFB Housing & Lodging Information
If you decide you want to own off base, that is where our role becomes much more important: choosing areas, understanding values, financing the purchase, negotiating the contract, evaluating condition and thinking about what happens when the next assignment comes.
Should You Buy or Rent When PCSing to Wright-Patt?
If you expect to be in the Dayton area for a reasonable period of time and your finances are ready, we believe buying deserves serious consideration rather than automatically assuming a future PCS means you should rent.
Homeownership has been one of the primary ways many American households build equity over time. Part of each principal payment reduces what you owe, and the property may also appreciate - although appreciation is never guaranteed.
A future PCS also does not automatically mean you must sell. Depending on the property and your finances, the home may eventually become a rental rather than something you immediately dispose of when new orders arrive.
Renting may still be the better choice if your expected stay is very short, your financial position is not ready for ownership or flexibility matters more than building equity. But for many military buyers, we would at least evaluate ownership seriously before defaulting to renting.
Buying With a VA Loan
VA financing can be an excellent tool for eligible service members and veterans. VA-backed purchase loans may allow qualified borrowers to purchase without a down payment when VA and lender requirements are satisfied.
Official VA Purchase Loan Information
The financing itself is only part of the issue. In a competitive real-estate market, the way the offer is presented also matters.
Some sellers and listing agents have questions or concerns about VA and FHA financing, including appraisal or property-condition requirements. Our team works with government-backed financing regularly. We know how to communicate with the listing side, address concerns early and present the terms of the offer clearly.
No agent can guarantee that an offer will win, but experience with VA financing can make a real difference in how confidently the seller and listing agent understand the offer.
Already have a lender? Great. Need one? Ask us. We regularly work with strong lenders, including lenders experienced with VA financing.
How Much House Should You Buy?
Your BAH can be an important part of the housing equation, but the amount you receive should not automatically become your target mortgage payment.
We also want to think about property taxes, insurance, utilities, HOA fees, maintenance, cash reserves, future resale and possible rental performance.
We would rather help you buy the right property than simply the most expensive house a lender says you qualify for.
Can You Buy Before You Arrive? Absolutely.
We have helped many buyers make real-estate decisions from outside the Dayton area. We call this virtual buying.
The goal is not simply to point a phone at the house. Our job is to become your local eyes and ears and show you the things listing photos do not.
- Room flow and true room sizes
- Condition and deferred maintenance
- The street and neighboring properties
- Lot characteristics
- Noise or traffic that may not be obvious online
- Odd layouts or features the listing photos conveniently avoided
- And yes - sometimes even what the house smells like
We would rather tell you that a house is not the right one and keep looking than have you arrive in Ohio and hate the property we helped you buy.
If you have a friend, family member or coworker already in the Dayton area whom you trust, we are also happy to coordinate with them so they can walk through the property with us.
Virtual Buyer Strategy Meeting
If your move is still months away, that does not mean we should start touring houses that will probably be sold before you are ready.
It does mean we can meet virtually, talk through financing and timing, learn your priorities, set up the right searches and let you watch the market so you understand what your money buys before the real buying window opens.
Inspections: Know What Actually Matters
Almost every home inspection produces a list. That does not mean every line on the report should become a seller-funded home-improvement project.
Our team helps you separate normal homeowner "honey-do" items from material defects, safety or habitability issues and expensive problems that can materially affect the purchase.
You are not left alone with a long inspection report wondering what matters. Our inspection specialist helps you work through the report, understand the important items and decide what should actually be addressed.
Once You Are Under Contract, Let the Team Work
Inspections, repair negotiations, lender communication, appraisal, title work, deadlines, final walkthrough and closing all still have to happen.
The difference is that you should not have to personally manage every moving piece. Mark Ryan Group is intentionally structured as a team with specialists handling different parts of the transaction.
That is especially valuable when you are also dealing with orders, household goods, travel, work, family and everything else involved in a PCS.
Think About the Next PCS Before You Buy This House
You do not have to know today whether you will eventually sell the property or keep it as a rental. We simply want the house you buy today to give you options later.
Before purchasing, we may discuss:
- How broadly the property may appeal to a future buyer
- Potential resale competition
- Maintenance burden
- HOA restrictions
- Whether rental use appears practical
- Likely rent compared with ownership costs
- Whether you would actually want to own the property from another state
Mark Ryan Group also provides property-management services for clients who decide keeping a Dayton-area property makes sense after they relocate.
You Received Orders. When Should You Start?
Start planning. Have the buyer strategy meeting, discuss financing, school districts, communities, budget and the overall process.
Watch the market, learn what your money buys and refine the search. Usually this is still too early to fall in love with a specific active listing.
Now we actively tour homes, conduct virtual showings when needed and write offers on properties that can realistically work with your timeline.
What If You Need to Sell a Home Where You Are Now?
A PCS may create two real-estate transactions at once.
If you need to sell a home at your current duty station, we are happy to work with your existing agent or help introduce you to an experienced agent in that market. We have professional relationships across the country and in many markets internationally, so we can often help you get the other side of the move started as well.
PCSing Away From Wright-Patterson?
We work both directions.
If you already own a Dayton-area home and receive new orders, we can help you evaluate selling versus keeping the property, likely market value, improvements worth making before listing, expected net proceeds, timing around your report date and property management if retaining the home makes sense.
A Wright-Patt Client's Story
"When I was reassigned to WPAFB, I basically bought my house online. Site unseen, I put my faith in Laura, Mark and their team. The process went seamlessly. Any issues were resolved directly, and we started to become friends. That was 4 years ago, and we still love our home. Thanks team!"
- Billy
Billy later trusted Mark Ryan Group again when it was time to sell that same home in the summer of 2026.

Frequently Asked Questions About Moving to Wright-Patterson AFB
What cities are closest to Wright-Patterson AFB?
Fairborn and Beavercreek are immediately adjacent to or very close to Wright-Patt. Riverside, Huber Heights, Kettering, Bellbrook/Sugarcreek, Centerville/Washington Township and other Greater Dayton communities may also work very well depending on what matters most to you.
Should I buy or rent when PCSing to Wright-Patt?
If you expect to be here for a reasonable period and your finances support it, we believe buying deserves serious consideration. Renting can still make sense when the assignment is short, flexibility is especially important or ownership does not fit your financial position.
Can I buy a home before I arrive in Ohio?
Yes. MRG regularly works with buyers through virtual showings, electronic contracts, inspections and transaction coordination when some or all of the purchase must happen from a distance.
Can I use a VA loan to buy near Wright-Patterson AFB?
Eligible service members and veterans may be able to use a VA-backed purchase loan subject to VA and lender requirements. Our team regularly works with government-backed financing and understands the offer-strategy side of a VA purchase as well.
Which school district should we choose?
That depends on your priorities, but the districts are not interchangeable. We can help you compare objective performance information, programs, boundaries, housing choices, taxes and what we see buyers prioritize. Most importantly, we will build your search using the actual school district rather than assuming the city shown in the address tells us which district serves the home.
Does a Centerville address always mean Centerville Schools?
No. City, township, mailing-address and school-district boundaries do not always match. Homes associated with Centerville City Schools may show Centerville, Dayton or Washington Township in different address or listing fields. We verify the school district rather than relying solely on the city label.
How early should I contact MRG before a PCS?
Earlier is useful for planning, but that does not mean we should begin actively touring houses months before you are able to buy. We can start with a virtual buyer strategy meeting, set up the right search and help you learn the market before your active buying window opens.
Can MRG help if I need to sell my current house too?
Yes. We can coordinate with the agent you already have or help introduce you to an experienced real-estate professional in your current market.
